How to Refinance a Business Loan in Australia

Swapping one facility is usually possible. Rolling several together is where lenders stop.

Refinancing a business loan means replacing an existing facility with a new one, usually to lower the repayment, change the term, or get out of a product that no longer suits. It is one of the more common things business owners ask about and one of the more commonly refused, and the reason for the refusals is not what most people expect.

The single most useful thing to understand before you start is this: swapping one loan for another is a different request from rolling several loans into one. Lenders treat them as different products, and a number that will happily do the first will decline the second outright.

One lender out, or several rolled together

Among the lenders writing unsecured business lending, the pattern is consistent enough to plan around.

Refinancing a single existing facility is a normal, accepted purpose. It appears on the accepted purpose list of most lenders in this space, often worded as refinance of existing business debt.

Consolidating multiple facilities into one is where lenders diverge most. At least one major lender permits refinancing a single existing lender while prohibiting debt consolidation outright on the same product. Another excludes capital raising by loan stacking, and declines applicants who already hold two or more cash loans or multiple cash flow facilities.

So the question a lender is really asking is not "do you want to refinance" but "how many facilities are we replacing, and how did you come to have that many".

What you are asking for How lenders generally treat it
Replace one existing business loan with a new one Accepted purpose with most lenders writing unsecured business lending
Replace one facility and increase the amount at the same time Possible, assessed as a new application on current trading
Roll two or more cash flow facilities into one Prohibited by name on a minority of lenders and expressly accepted by others, so the lender choice decides it
Refinance to release cash to pay another lender Read as loan stacking, and the hardest version to place
Refinance a loan secured against a vehicle or equipment A different product entirely, covered further down

That table is the whole article in miniature. If you are in the top two rows you have options almost everywhere. If you are in the third or fourth, you still have options, but the choice of lender does the heavy lifting and it is worth a conversation before an application goes anywhere.

Loan stacking is the trap, and it is easy to walk into

Stacking means taking a second or third cash flow facility while the first is still running. It usually happens gradually and for sensible reasons: a slow quarter, then a tax bill, then a supplier who needs paying.

The problem is what it does to your options afterwards. Once there are two or more cash flow facilities on the bank statements, the panel narrows. At least one lender declines applicants holding two or more cash loans as a matter of policy, and others read it as a sign of strain even where the purpose itself is permitted. It does not close the door, but the lenders left are not always the ones you would have chosen.

If you are considering a second facility, it is worth getting advice before you take it rather than after. The second one is often the decision that closes the door, not the refinance.

When refinancing a business loan actually makes sense

  • The original facility was taken in a hurry. Fast money is priced for speed. If the business has since built a trading history, the position you can qualify for now may be very different from the one you took.
  • The repayment frequency is wrong for the business. Weekly repayments against monthly income is a common mismatch and a real cause of strain.
  • Trading has improved. Lenders read the recent bank statements most heavily, so six or twelve months of better numbers genuinely changes what is available.
  • The term is nearly up and the facility is still needed. Better to restructure deliberately than to roll into whatever is offered at the end.

When it does not

  • Nothing has changed except that the repayments hurt. A refinance that only extends the term lowers the repayment and increases the total cost. That is sometimes the right trade, but it should be a decision rather than a relief.
  • You are refinancing to free up cash to service other debt. Lenders recognise this pattern quickly and it is the clearest version of the stacking problem.
  • The facility has only just settled. Most lenders want to see a period of conduct first, and an immediate refinance reads badly.
  • The need is ongoing rather than a fixed amount. A line of credit suits recurring gaps better than repeatedly refinancing a term loan.

What a lender looks at on a refinance

Broadly the same things as a new application, which are set out in business loan requirements and eligibility, with three additions specific to a refinance.

Conduct on the existing facility. Missed or late repayments on the loan you are trying to refinance are the fastest way to a decline. Clean conduct is the strongest argument you have.

What else is on the statements. Dishonours, overdrawn days and other facilities carry more weight here than they would on a first application.

Why you are refinancing. A clear, specific reason reads very differently from a general wish to reduce repayments. If credit history is part of the picture, bad credit business loans covers how differently lenders treat defaults, judgments and insolvency.

One practical warning. Every application is recorded as a credit enquiry and stays on your credit report for five years. Shopping a refinance around by submitting applications to several lenders does lasting damage and makes the approval you were chasing less likely. Our guide to your credit file explains what is recorded.

What you will need

Unsecured business lending is assessed mainly on recent trading, so the document list is shorter than most people expect. For a refinance it is usually:

  • Bank statements, typically the last three to six months of trading accounts. These are the main instrument. Lenders read the deposit pattern, the low balances and any dishonours.
  • The existing loan contract or a payout figure, so the lender can see what is being replaced and on what terms.
  • ABN and GST registration details, and in most cases a minimum period of trading.
  • Identification, and a director's guarantee in almost all cases.
  • BAS or an accountant's declaration on some lenders, though many in this space do not ask for them at all.

What you will not usually need is full financials. That is the practical difference between this and bank business lending, and it is why the assessment turns so heavily on what the statements show.

Refinancing ATO debt is its own question

Tax debt is one of the most common reasons business owners look at refinancing, and several lenders fund it specifically. It is worth understanding the trade-off before you move it, because the rules around ATO interest changed and the arithmetic is not what it used to be. We have covered that separately in an ATO payment plan versus a business loan.

If what you are refinancing is secured against an asset

This is a different product entirely. Refinancing a vehicle, truck or equipment loan is asset refinancing, where the asset itself supports the lending and the assessment works differently. Low doc business loans are assessed on bank statements, BAS or an accountant's declaration with the asset as security.

Unsecured refinancing, which is what this page is about, replaces a facility that has no asset behind it. Mixing the two up is a common source of wasted applications.

Where a broker fits

The work is knowing which lenders will refinance your particular situation before anything is submitted, and being honest when the answer is that refinancing is not the right move. Sometimes the better outcome is restructuring what you have, or waiting two quarters until the statements support a materially better offer.

How the business is structured decides who borrows and who signs, which we have set out in how your business structure affects finance, and if you trade on your own, ABN and sole trader lending covers how that is assessed. See our unsecured business loans page for what we arrange.

Frequently Asked Questions

Can you refinance a business loan in Australia?

Usually yes, if you are replacing a single existing facility and the conduct on it has been clean. Refinance of existing business debt is an accepted purpose with most lenders in this space. It becomes much harder when you are trying to roll two or more facilities into one, which many lenders treat as debt consolidation and decline outright.

Why do lenders refuse to consolidate multiple business loans?

Because holding several cash flow facilities at once is read as a sign of strain rather than a tidying-up exercise. At least one lender permits refinancing a single existing lender while prohibiting consolidation on the same product, and another excludes applicants who already hold two or more cash loans. The number of facilities matters more than the total amount.

How soon after taking a business loan can I refinance it?

Most lenders want to see a period of repayment conduct first, and an immediate refinance tends to read poorly. There is no single waiting period because it varies by lender, but the stronger your conduct record on the existing facility, the better the refinance looks.

Will refinancing hurt my credit file?

The application itself is recorded as a credit enquiry and stays on your credit report for five years. One enquiry is not a problem. Several in a short period is, because it reads as financial stress. Compare lenders on their criteria before applying rather than submitting applications to find out.

Can I refinance a business loan with bad credit?

Sometimes, and it depends heavily on which lender. Positions on adverse credit range from accepting defaults and judgments with no minimum score, through to declining any financial default on any tier. Conduct on the facility you are refinancing usually carries more weight than an older listing.

Does refinancing reduce what I pay overall?

Not necessarily. Lowering a repayment by extending the term increases the total cost even where the pricing improves, because the balance is outstanding for longer. Whether a refinance is worth doing depends on what you are solving for, and that is worth being clear about before you start.
